Our Offers

How we arrive at the number we offer you

A cash offer should not be a mystery. Ours are built from a handful of concrete factors, and we walk you through each one, because an offer you understand is an offer you can actually evaluate.

The four things we look at

Condition. What shape the structure and the major systems are in, and what it would realistically cost to bring the house to its potential. Honest condition information from you makes this part accurate.

Location. The street, the surroundings and what buyers in that specific area are paying. Two similar houses a short distance apart can be worth very different amounts.

Comparable sales. Recent sales of genuinely similar homes nearby, rather than relying only on asking prices or automated website estimates. Comparable closed sales help put a potential offer in context.

The work and the risk. Repair costs, carrying costs while we hold the property, and the uncertainty that comes with any renovation. This is the part a direct buyer absorbs so you do not have to.

Not a formula, a judgment

Available property information and online estimates can provide a starting point, but they do not establish a purchase price. Condition, comparable sales, expected work and the agreed terms all need review before an offer is finalized.

If you think we got something wrong, tell us. New information, like a recently replaced roof or an updated system, can genuinely change the math.

What happens around the offer

The offer is free, written, and carries no obligation. If you accept, the price, the closing date and how closing costs are handled all go into the purchase agreement, which we review with you before you sign, so nothing at the closing table should come as a surprise.

Questions you may have

Will your offer match online home value estimates?

Not necessarily. Automated estimates do not see condition or needed work. Our number is based on the actual house and real nearby sales, and we show you the reasoning.

Can I negotiate the offer?

You can always talk to us. If there is information we missed or a term that matters to you, like the closing date, bring it up. We would rather adjust than have you accept something that does not fit.

Let’s talk about your home.
